Developable waterfront land. 8.37 acres with special Peninsula District Zoning. City of Manistee has expressed a strong interest in high density housing with preliminary discussions of 10-12 units per acre (possibly more) and a potential relaxing of height restrictions. This location is ideal for a blend of condos and apartments with a marina/restaurant on the water as a value add. Deep water port could be used for Great Lakes cruise ships as well, as this was previously a port for aggregate.
Site was previously a deep water port, there is a development agreement limiting industrial uses at the site. We are currently working to see if this can be reversed.
