* 5% of the total sales price which is greater than $1,000,000 and less than or
equal to $2,500,000, plus
* 5% of the total sales price which is greater than $2,500,000 and less than or
equal to $5,000,000, plus
*3% of the total sales price which is greater than $5,000,000 and less than or
equal to $10,000,000, plus
*2% of the total sales price which is greater than $10,000,000.
Without limiting the foregoing and by way of example only, for a total sales price of $17,000,000, the commission in the event there is an outside broker will be $525,000, calculated as $60,000 (6% of $1,000,000), plus $75,000 (5% of $1,500,000), plus $100,000 (4% of $2,500,000), plus $150,000 (3% of $5,000,000), plus $140,000 (2% of $7,000,000).
Computation of Sales Price: The commission shall be computed in accordance with the above rates(s) based upon the total sales price, which shall include any mortgages, loans or other obligations of Seller which may be assumed by the purchaser or which the purchase takes title "subject to," any purchase money loans or mortgages taken back by Seller, the sales price of any fixtures or other personal property sold by separate agreement between Seller and purchaser as part of the overall sales of the real property, and the current market value of any other real or personal property transferred from the purchaser to Seller.
